Canadians Are Taking Over U.S. Real Estate At Record Speed

There's been plenty of debate lately about the role of foreign buyers in Canada's red-hot housing markets, but in the U.S., it's Canadians who are the foreign buyers to be reckoned with.

Canadians spent twice as much buying U.S. real estate between April 2016 and March 2017 than they did the year before, according to a new survey from the U.S. National Association of Realtors (NAR).

The number of homes Canadians bought rose by 25 per cent from a year earlier, while the average price Canadians paid for their properties rose by a stunning 69 per cent, to an average of US$560,000.

"Although China maintained its top position in sales dollar volume for the fourth straight year, the significant rise in foreign investment in the survey came from a massive hike in activity from Canadian buyers," the NAR said in a statement.

That's despite the fact it has become more expensive to buy U.S. property in Canadian dollars in recent years. The loonie hovered at around 75 cents U.S. for much of the period covered in the survey.

Lawrence Yun, NAR's chief economist, noted that U.S. house prices look like a bargain compared to the Canadian market. Though the U.S. has seen steep house price growth recently, parts of Canada — particularly Toronto and Vancouver — have seen much faster growth.

Janice Fox, a Toronto-based agent for Hazelton Real Estate, said Canadians are taking advantage of the equity they've built in their homes.

Canadian house prices began to run away from U.S. prices after the U.S.'s bubble burst in the 2000s. That makes prices in many U.S. markets a bargain compared to Canada.

In all, Canadians spent $19 billion on real estate during the surveyed year, second only to Chinese buyers, who spent $31.7 billion.

The top states for foreign home purchases were Florida (22 per cent), California (12 per cent) and Texas (12 per cent).

"Florida was the most popular state for Canadian buyers, Chinese buyers mostly chose California, and Texas was the preferred state for Mexican buyers," the NAR said.

Not if he gets US coverage. No American comes to Canada for health care because it's not comparable. Canada's healthcare is a C as one would expect, where as it is an A in the US, if you have insurance.

There is almost a perfect correlation between housing price increases and increases in mortgage debt held by Canadians in Vancouver and Toronto.
Clearly, the price increase is due almost entirely to Canadians purchasing houses, which obviously proves that some Canadians can still afford it. Maybe you can't, but others can.

Outside of Austin, TX (where home prices are crazy), when temperatures in Texas hit 40+c every day from Mid-June till Labour Day and the stench of crude gags you, you may want to reconsider your idea of paradise!!!

US has a far lower immigration rate and less regulations around building new homes. If you cut our immigration by 2/3 and our building regulations, then you can easily accommodate foreign buyers.

It doesn't matter what prices are, or what housing affordability is. 
If allowing 5% foreign buyers is good for the economy, despite it increasing prices by 5%, this fact remains true at any level.

No economy is more important than ensuring we can supply the majority of Canadians with affordable housing (just like everyone in Canada had ten years+ ago) and affordable food and water. Making our kids compete with foreign buyers just so they can live here, when all the foreign buyer wants is to pump and dump, is not acceptable way to run a country.

The economy determines how well off you are, and what your quality of life is.
If you think cheaper housing is more important than the entire economy, then it sounds like you'd be best moving to some rural area in Africa.

Let's use a very simple example to help you with this:
Imagine you live in a small town with 100 homes. All houses are worth $100,000. The town, collectively, has $10 million in wealth spread between everyone in the town (including assets+cash). That's the local economy. An average of 100k per person.
One house is sold to someone from outside the town, bringing an additional $100k into the economy, increasing the economy by 1%(which eventually circulates around, increasing everyone's wealth by 1% as well).
House prices increase proportionally to the new demand (+1% demand = +1% prices).
Housing affordability remains the same. However, since everyone is 1% richer, they can now afford 1% more goods imported from elsewhere.

This logic works at any level. Even if 20 people from outside the town purchased property, everything would stay the same (especially since the increase in demand/prices causes a proportional increase in supply; new homes would be built, growing the town, the population, the economy, and thus the population's wealth).
This comes down to basic logic: It doesn't matter what the current percentage of foreign buyers is. If one additional foreign buyer makes everyone better off, this will always be true.

Mexico has a prohibited zones that can not be sold off to foreign buyers. It is 100Km inland along their coasts is protected. Includes all of Baja California. It must be worth trillions in real estate that has been held away from foreigners, so I wouldn't say they make it easy to buy.
